What makes ‘listing’ our home with Help U Sell different from traditional realtor?
The biggest difference is: You’re in Charge
With Help-U-Sell; you decide how much you want to participate. You can opt to show your home and conduct open houses, allow us to show it for you or put it in the MLS and let any other Realtor participate. No matter what you choose, you still save thousands of dollars over the cost of a 5 or 6 percent commission.
So, what are the fees?
We can customize a package based on your individual needs. Generally speaking, we have two Basic Packages:
1.) $5,950 :We call this the ‘Sale By Owner’ package, where the owner ‘hosts’ their own Open House and Help U Sell does the marketing, coordinating inspections, contracts, negotiation, and escrow coordination.
2.) $7950 : This is the‘Full Service’ package whereby in addition to marketing, coordinating inspections, contracts, negotiation, and escrow coordination, we would host the ‘Open House’.
How does Help U Sell market my home?
Our real estate expertise and many effective marketing programs will give you the exposure and edge you need to sell your home quickly for top dollar.
Help U Sell is a full service Real Estate Company and will market your home till it is ‘Sold’ in the following ways:
• Put the house on the Multiple Listing Service, which is accessible to the Real Estate community and the public
• Put ‘For Sale’ sign in the yard
• Local newspaper advertisement
• Prepare and distribute flyers, highlighting the features of the home, with pictures and its price
• Mail postcards to the neighborhood
• Advertise on Help U Sell’s local website, which has a large database of potential buyers
• Advertise on "Craigslist"
• Advertise in the local community mailing lists
• Last but not the least, host your Open House
• Broker Open home tours, as and when required.
How is buying thru Help U Sell different from buying thru a traditional realtor?
I would say all Realtors have an expertise with helping buyers. The Help U sell way is The Smart way.
Help- U-Sell puts you in the driver’s seat, giving you tools to search for properties on your own and leaving the choice of when to involve us. Rather than “selling” you on a property, we act as professional consultants – answering questions, giving information on neighborhoods and schools, and putting you in touch with lenders who can help realize your goals. We show you homes per your request!
What happens when I find the ‘home of my dreams’?
Once you have zoomed in on home/homes that you like, we manage the transaction, providing full service, including negotiating, helping you evaluate terms, coordinating inspections and troubleshooting any last minute hurdles. We are with you throughout the transaction…and beyond! We are a single point of contact and do not turn over the transaction to a ‘coordinator’ or anyone else!
What happens to the commission?
We give you back half the commission upon Close of Escrow…which is one of the best deals out there!!
What is a wood-destroying organism inspection report?
A wood-destroying organism inspection report is a written opinion by a qualified state licensed structural pest control inspector based upon what was visible and evident at the time of inspection. The inspection report does not in any way represent or guarantees the structure to be free from wood-destroying organisms or their damage, nor does it represent or guarantee that the total damage or infestation is limited to that disclosed in the report. Wood-destroying organisms include subterranean termites, damp wood termites, carpenter ants, wood boring beetles and wood decay fungus.
What are the hazards of lead-based paint?
All buyers and sellers are required by law to receive and read a pamphlet outlining the hazards of lead-based paint for homes built before 1978. Be sure to ask your real estate agent for a copy.
What are closing costs?
Closing costs are an accumulation of charges paid to different entities associated with the buying and selling of real estate. Some of the closing costs you might encounter are: discount points, escrow fee, documentation fee, homeowners' association fees, pest/rot inspection, real estate commission and title insurance premium.
What is the difference between "pre-qualified" and "pre-approved"?
If a buyer is "pre-qualified" it has been determined, with a loan officer, what price the buyer can afford based on the down payment, debts and the amount the mortgage company will approve for the mortgage. Being "pre-qualified" is only a determination of probable credit. If "pre-approved", credit, employment and funds have been approved by the lender.
What should a home inspection include?
Every inspection should include, but not be limited to, an evaluation of the following:
1. Foundations
2. Roof
3. Heating and air conditioning systems
4. Ventilation
5. Common areas (for condominiums)
6. Septic tanks, wells or sewer lines*
7. Insulation
8. Plumbing and electrical systems
9. Ceiling, walls and floors
10. Doors
11. Hazardous materials concerns*
